Protecting your investment from identifiable risks is a key factor when choosing a Landlord and/or Building insurance policy for your rental property.
Notwithstanding that Your Professionals Property Manager, acting as the guardian of your property, will provide you with a full range of personalised services including professional screening and the meticulous selection of suitable tenants for your investment property there will be events that you will be exposed too. These will have a financial impact to your investment and reduce the ability to provide you with the anticipated return, through a combination of out of pocket expenses and a reduction in rental income.
The cause of such impact will be completely out of your control through either a tenant default (non payment of rent) and/or damage to the Building itself caused by the acts of the Tenant. As the owner, you can minimise your risks by ensuring that you have a comprehensive Landlords Policy and supported by a full replacement/reinstatement value Building and/or Contents insurance.
For less than $0.75 per day you may wish to arrange a Landlord Rental Protection Insurance which will ensure you have the necessary protection for:
· Tenant default;
· Accidental and malicious damage as well as theft to the Building / Contents;
· Public Liability arising from the occupancy;
· Domestic Workers Compensation (where applicable).
To protect the Building from non tenant related events, you may wish to extend the Building Insurance to cover accidental loss or damage and receive premium benefits by leveraging the two covers into a single policy.
